Privacy Policy
Zeny Cat Limited is responsible for the personal information we process through Zenyhome. For privacy questions or requests, contact hello@zenycat.co.uk.
What we collect
- Your authorised sign-in email and access/session information. We associate saved reports with an account identifier derived from your email.
- The address or map link, confirmed property location, facing direction and chart dates you provide.
- Uploaded floor-plan images, room labels, detected geometry and corrections, and generated reports.
- If you choose a personal reading: the name or label, date, time and place of birth and other details you submit for that reading.
- When you choose a listing through the extension: relevant listing information and available plan images for that selected property.
- Technical information needed to deliver and protect the service, such as network requests, errors, usage limits and processing times. Providers may receive your IP address and browser information when you connect to their services.
Why we use it
We use your inputs to provide the home reading you request, show and save your report, and answer support requests. Our lawful basis for providing the requested service is performance of our agreement with you or steps you ask us to take before entering that agreement. We ask for consent before AI-assisted plan processing and optional personal readings; you can choose not to provide optional birth details.
We also use limited operational information for our legitimate interests in security, preventing misuse, controlling test costs and improving reliability. We balance these interests against your rights. We do not use your report to make decisions about your eligibility for housing, credit, employment or insurance.
Who receives information
| Cloudflare | Hosts the private service, controls authorised access and stores saved reports and related plan data. See Cloudflare's privacy policy. |
|---|---|
| Anthropic | Receives the floor plan you submit for AI reading and the information supplied for the report explanation. Text printed on the image is visible to the reader. Exact personal names and birth date/time are not needed for the AI explanation; personal calculations run in our service. See Anthropic's privacy information. |
| Google Maps | Receives address searches, selected place identifiers and locations used for address resolution and interactive maps. Available building outlines and access points are also checked to propose a facing direction for you to confirm. Building geometry is processed for this check and is not added to our river dataset. Loading a map also connects your browser to Google. We use Maps JavaScript API, Geocoding API and Places API (New). We do not send your floor plans or personal birth details to Google Maps. Google's handling of this information is described in the Google Privacy Policy. |
| OpenStreetMap services | Nominatim may receive an address or birth-place search to find a location/time zone. Overpass services may receive property-area coordinates to retrieve nearby water, roads and buildings. Availability and operator can vary. See the OpenStreetMap Foundation privacy policy and the supplementary Overpass service. |
| OpenTopoData | Receives coordinate samples for elevation estimates. No floor plans or birth details are sent. See OpenTopoData. |
| Ordnance Survey | We check a locally hosted copy of OS Open Rivers. Your property location is not sent to Ordnance Survey for those checks. Contains Ordnance Survey data © Crown copyright and database right 2026, licensed under the Open Government Licence v3.0. |
We may also disclose information when legally required or necessary to protect legal rights and service security. Service providers may process data outside the UK. Applicable international-transfer safeguards depend on the provider and service arrangement; contact us for information about the arrangements relevant to your data.
Storage and retention
Saved reports, confirmed layouts and optional personal readings are kept for access through your authorised account until you delete them or ask us to remove them. Original floor plans uploaded through Read my home are kept privately with the report so you can revisit the drawing, and are removed from active storage when you delete the report. Older reports retain the storage choice made when they were created; listing journeys may retain the reviewed layout without the original image. Temporary, unlinked plan uploads and completed extraction results are eligible for cleanup after 24 hours; cleanup runs when the service is used. Limited processing-time metadata is retained for up to 30 days. Security and usage records may remain where needed to protect the service or meet legal obligations.
Deleting a report removes the report and associated retained plan/personal-reading data from active service storage, and clears linked extraction results where applicable. Backups and necessary operational records may take longer to expire. Email us if you want help deleting all data associated with your test account.
Reports are protected by authenticated access. This does not mean that data is end-to-end encrypted or inaccessible to our authorised operators and service providers. A PDF you download is a separate copy under your control. Share only information you are comfortable disclosing to the recipient.
Cookies and browser storage
Access/session cookies support sign-in and security. The site also uses browser storage for preferences such as the display theme and some local sample/extension state. The current onboarding draft is held in the active page and should not be treated as a reliable saved backup. Google Maps and other external services may use their own storage or network identifiers under their policies. You can manage browser storage and cookies through your browser; blocking required session cookies can prevent sign-in.
Your choices and rights
Optional personal readings are not required to read a home. You can correct proposed inputs before confirming, delete saved reports, or contact us to request access, correction, deletion, restriction or a portable copy of your personal information where applicable. You may object to processing based on legitimate interests and withdraw consent for future consent-based processing; withdrawal does not affect processing that was lawful before it.
Email hello@zenycat.co.uk to exercise your rights. We may need to verify your identity. You can also complain to the UK Information Commissioner's Office. Providing required home inputs is necessary to produce a report; if you do not provide them, that part of the service cannot be completed.
Updates and contact
We will update this policy as the test develops and change the effective date above. We will highlight material changes within the service where appropriate. Contact Zeny Cat Limited at hello@zenycat.co.uk with any questions.
